As a group of islands, the Turks and Caicos are largely flat with the highest elevations rising to around 250ft. Providenciales, the most developed island is quite dry and has very little vegetation in comparison to its sister islands.

One of the main reasons people choose to invest in Turks and Caicos property can be attributed to the allure of the year round warm temperatures. Typically in the coolest months during the winter, temperatures average in the 70’s and the cooling easterly breezes known as the Tradewinds keep life comfortable.

During the summer months temperatures are likely to rise into the high 90’s and the constant Easterly breeze subsides. August and September are the hottest months of the year, where humidity levels can indeed be compared to South Florida. Many expatriates choose to take their summer vacations throughout this period due to the high humidity.

The average rainfall for the islands is approximately 40 inches per year, so there are lots of sunny days to be enjoyed. North Caicos and Middle Caicos generally experience a higher percentage of rainfall than Providenciales which is quite evident from their lush green appearance. Historically, Provo’s Eastern and North Western tips seem to experience the most rainfall.
